TURTLE’S EGGS BEACHFRONT RENTAL AGREEMENT

Reservation and Payment Policy:

You have 48 hours to complete your payment after booking. If payment is not received within this period, your reservation will be automatically canceled.
We accept payments via credit card, bank transfer, or other authorized methods.

Check-in and Check-out:

Check-in: Available from 3:00 PM on the arrival date.
Check-out: By 11:00 AM. Late check-outs may be available upon request, subject to availability and additional fees.

Cancellation and Refund Policy:

Cancellations made more than 30 days before the arrival date: Eligible for a 100% refund of the booking amount, excluding Stripe processing fees.
Cancellations made between 14 and 30 days before the arrival date: Eligible for a 50% refund of the total booking amount, excluding Stripe processing fees.
Cancellations made less than 14 days before the arrival date: No refunds will be issued. The full booking amount will be forfeited.
Refunds are typically initiated within 24 hours of cancellation approval, but it may take 5–10 business days for the funds to appear, depending on the payment provider.
Stripe fees for the original transaction and refund are non-refundable.

Security Deposit:

A $150 security deposit is required and will be held for your stay.
The deposit will be refunded within seven (7) days of departure, provided no damage, excessive cleaning, or violation of house rules occurs.

Occupancy Limits:

Each property has a maximum occupancy limit, specified for each listing.
Additional guests must be disclosed at the time of booking. Exceeding the guest limit without prior approval may result in additional charges or termination of the reservation without a refund.

House Rules:

No smoking is permitted inside the property. A designated smoking area is available outside.
Pet Policy: We are pet-friendly, with an additional $150 non-refundable charge, which will be deducted from the deposit if you bring pets.
Quiet Hours: From 10:00 PM to 8:00 AM.
Guests must keep windows and doors closed to prevent insects and sand from entering the property.
During turtle nesting season (March 1 – October 31), shades on beachside windows must be drawn between 9:00 PM and dawn to protect nesting turtles.

Damage and Repairs:

Guests are responsible for any damage or loss that occurs during their stay.
Any damage or maintenance issues should be reported immediately.
Upon departure, the property will be inspected, and any necessary repairs will be deducted from the security deposit.

Liability and Indemnification:

Turtle’s Eggs Beachfront and its owners are not responsible for any accidents, injuries, illnesses, or losses that occur on the premises or through the use of its amenities, including but not limited to the fire pit, beach access, and recreational equipment.
Guests acknowledge that the use of all property features and amenities is at their own risk, and they assume full responsibility for their safety and the safety of their registered guests, including children and pets.
By staying on the property, guests agree to indemnify and hold harmless Turtle’s Eggs Beachfront and its owners, employees, and agents from any claims, liabilities, damages, or expenses (including legal fees) arising from their stay, including any acts of negligence by the guests or their invitees.

Use of the Property:

The property is to be used for vacation purposes only. Parties or events are prohibited unless prior consent is given.
Guests are responsible for leaving the property in the condition it was upon arrival, including tidying up and following the check-out procedures.

Termination of Agreement:

Failure to comply with the terms of this agreement may result in the termination of your stay without refund, at the discretion of Turtle’s Eggs Beachfront management.

Fire Pit and BBQ Grill Use:

Guests are responsible for the safe use of the fire pit and grill.
Please extinguish all embers and clean up after use.
The fire pit is shared with other guests on the property; please be respectful when using it.

Personal Items:

Turtle’s Eggs Beachfront is not responsible for any lost or stolen items. Please ensure all valuables are secure and take personal belongings when departing.

Governing Law:

The laws of the State of Florida govern this rental agreement. Any disputes arising from this agreement shall be resolved in the courts of Brevard County, Florida.

Important Note:

This reservation will remain on hold until the payment process is completed. While we will make every effort to ensure your stay is secure, guests understand that unforeseen circumstances beyond our control may arise and could affect the reservation.

Acknowledgment:

By booking a stay at Turtle’s Eggs Beachfront, you agree to adhere to these terms and conditions. Failure to comply may result in additional charges, security deposit loss, or rental agreement termination. You also agree to the SITE USAGE AGREEMENT.
